GENERAL TERMS AND CONDITIONS – VENICE

INTRODUCTION

The following General Terms and Conditions govern the contractual relationship between the "Customer" and RPS – Residential Property Services Srl, following the booking and payment of the accommodation selected from those available on the portal www.residenzasanmarcovenice.com, directly or indirectly through any device.

More specifically, these General Terms and Conditions govern the agreement between RPS – Residential Property Services Srl and the Customer, who books and purchases the services through the website and who signs the transient rental agreement related to the chosen accommodation.

By making a reservation and signing the transient lease agreement for the selected accommodation, the Customer fully accepts these General Terms and Conditions as well as the specific conditions applicable to the stay (such as duration, price, booking fees, taxes, and regulations in force).

These Terms may be amended at any time; modifications will not apply to bookings already confirmed prior to the change.


RESERVATION

a) The booking is considered valid only once payment has been received according to the methods indicated below.

b) The Customer is required to complete the “Registration Form.” Personal information is processed in compliance with privacy regulations.

c) RPS reserves the right to refuse any booking at its discretion.

d) The lease automatically ceases at the end of the rental period agreed at the time of booking.


PAYMENT METHODS

The total amount, including rental fee, booking fees and final cleaning costs, must be paid:

If payment is not completed within this deadline, the reservation will be automatically cancelled without refund.

Payments by bank transfer must follow the instructions provided by RPS and proof of payment must be sent by email to:

CANCELLATION OR REVOCATION BY THE CUSTOMER – VENICE

The cancellation policy applicable to all properties in Venice is as follows:

• Cancellation made up to 7 days before arrivalfree of charge
• Cancellation made within 7 days before arrival100% penalty
No-show100% penalty

Cancellations must be notified in writing to:

For stays longer than 30 days, cancellation is free of charge up to 60 days before arrival.


CANCELLATION BY RPS

a) If RPS is unable to provide the booked accommodation due to reasons beyond its control, the Customer will be informed as soon as possible and offered another apartment with similar characteristics.

b) If no suitable alternative is available or if the Customer refuses the proposed change, the booking will be cancelled and the Customer will be entitled to a full refund of the amounts paid, without any further penalty or compensation due.


FORCE MAJEURE

If force majeure prevents the Customer from fully or partially enjoying the booked accommodation, RPS may issue a voucher equal to the amounts paid, net of non-refundable expenses, valid for one year from issuance.

If force majeure prevents RPS from fulfilling contractual obligations, the Company may suspend or cancel the contract and issue a voucher equal to the amounts already paid.

In all cases, the affected party must promptly notify the other party in writing, indicating the causes preventing the provision of the booked service.


ARRIVAL AND DEPARTURE

a) The Customer must notify RPS of arrival time at least 7 working days before arrival.

b) Check-in is available every day from 3:00 PM to 8:00 PM.

c) Late arrivals:
• 8:00 PM – Midnight → €50 surcharge
• Midnight – 1:00 AM → €100 surcharge
• After 1:00 AM → subject to approval and additional surcharge

d) Check-out must be completed by 11:00 AM on the day of departure.

e) Upon request, RPS may arrange private transportation services (extra cost payable directly).


CONDITION OF THE PROPERTY

a) The accommodation may not be occupied by more guests than those indicated in the booking. Minors must be accompanied by an adult.

b) Pets are not allowed unless explicitly authorized by RPS (supplement may apply).

c) Improper use of the accommodation will entitle RPS to immediately terminate the contract without any refund for the Customer.

d) Subleasing or transferring the booking to third parties is strictly prohibited.

e) The Customer releases RPS from any liability for interruptions or malfunctions of services due to external causes such as technical failures, gas leaks, fires, flooding, actions of third parties, or any other circumstances beyond RPS’s control.

Any defects must be reported to RPS within 12 hours of check-in. If no communication is made, the accommodation will be considered delivered in perfect condition.


FINAL CLEANING

The cost of final cleaning, as indicated at the time of booking, includes:

• professional cleaning with eco-friendly products
• bed linen and towels
• bathroom and kitchen essentials


TOURIST TAXES – VENICE

The guest is required to pay the mandatory tourist taxes as specified by local laws.

Tourist tax is not included in the rental amount and must be paid upon arrival.

• High Season → Adults (16+): €4.00 / Children 10–15: €2.00 / Under 10: free
• Low Season → Adults (16+): €2.80 / Children 10–15: €1.40 / Under 10: free

Payment methods are determined by local authorities and communicated by RPS on arrival.


EXTRAS

Any additional services requested during the stay (for example: extra cleaning, transfers, special supplies) will be charged separately according to the terms agreed upon request.


FINAL PROVISIONS

These General Terms and Conditions are governed by Italian law and by regional and local regulations in force in Venice regarding transient tourist rentals.

In the event of disputes, the Court of Venice will have exclusive jurisdiction.

Failure to comply with any of the provisions contained herein constitutes a breach of contract and entitles RPS to terminate the agreement with immediate effect.
